Process and fees

Seven stages from first visit to the keys, with a fee you know before each one starts.

  1. First visit

We walk the site with you and talk about how you live.

    Free, one hour

  2. Feasibility

Zoning, constraints, a massing model and a cost range.

    2 to 3 weeks

  3. Concept

A hand-drawn section and plans, then a model you can hold.

    4 to 6 weeks

  4. Design development

Materials, structure, energy and a budget check.

    6 to 10 weeks

  5. Permit

Drawings and reports for the city, and we answer its questions.

    3 to 6 months

  6. Tender and build

We help pick the builder and visit the site every week.

    8 to 16 months

  7. Handover

Snag list, manuals, keys, and a visit one year later.

    After completion

Do we need to own the land first?

No. A feasibility study before you buy is often the best money spent.

How long does a new house take?

Usually two to three years from first visit to keys, half of it building.

Can you work outside Vancouver?

Yes, across the Lower Mainland, the Sea-to-Sky and the Gulf Islands.

Do you work with our builder?

Gladly. We can also run a tender with builders we trust.
